Furnished private offices on flexible terms, with rent, rates, bills and Wi-Fi in one monthly price. Tell us your team size and area and we will shortlist the right buildings, free.
A serviced office is a private, furnished office inside a building run by a workspace operator. You pay one monthly fee per desk that covers rent, business rates, service charge, utilities, cleaning, internet and reception, and you share kitchens, meeting rooms and breakout areas with other businesses.
Because the operator holds the lease and fits out the space, you avoid the deposit, legal fees and fit-out costs of a traditional lease. Contracts are short, usually three to twelve months, and you can often add desks or move to a bigger office in the same building as you grow.
Serviced offices suit teams of roughly 1 to 50 people who want to move quickly, keep commitments short or are unsure how much space they will need in a year. They are also popular as project offices and as regional bases for larger firms.
They cost more per square foot than a leased office, and you have less control over branding and layout. Teams above about 30 to 50 people, with a stable headcount, often find a managed office or a conventional lease better value over three years or more.
A managed office is a self-contained floor or building that an operator leases, fits out to your design and runs for you. You get your own entrance, layout and branding, while the operator handles the lease, furniture, IT, cleaning, maintenance and bills for one monthly fee.
They usually suit teams of 20 or more, run on one to three-year terms and take a few months to design and build. If you want your own identity but not a ten-year lease, tell us and we will quote managed and serviced options side by side.
Flexible office space covers every way of renting a workspace on simple, short terms: coworking desks, serviced offices, managed offices and virtual offices. Start with team size and how certain your headcount is. One to five people usually get the best value from coworking; two to fifty who want privacy choose a serviced office; twenty or more who want their own space look at a managed office.
If you do not need a desk at all, a virtual office gives you a business address and mail handling, and meeting rooms can be hired by the hour. Our office space calculator works out how many desks you need, allowing for hybrid working and growth.
