Renting an office in Soho

Soho packs more creative businesses into a square mile than almost anywhere in Europe. Film and TV post-production houses, advertising and branding agencies, music companies and a growing number of tech and fashion brands work within a few streets of each other, surrounded by restaurants, bars and private members' clubs.

That concentration comes at a price. At around £891 per desk per month, Soho is one of the most expensive places in London to rent flexible space, well above the wider West End average of about £644. What you pay for is the address, the neighbours and the chance to walk to a client meeting in five minutes.

The buildings themselves are rarely large. Much of Soho's stock is converted Georgian and Victorian townhouses, warehouses and former studios, which gives the offices character but often means smaller floorplates, narrower staircases and fewer lifts than in Fitzrovia or the City. Larger teams should expect to look at the edges of the area, around Oxford Street, Charing Cross Road and Tottenham Court Road, where newer developments sit. Coworking in Soho

If a private office is more than you need, coworking is the cheapest way to get a Soho base. Hot desks give you any free seat in a shared lounge; a dedicated desk keeps the same seat, with storage, for a higher monthly fee. Most memberships include meeting room credits, which matter here because client meetings are a big part of why people choose Soho.

Soho's coworking spaces lean towards members' club style: design-led lounges, a bar or café on the ground floor and evening events. That suits freelancers and small agencies, but they can be lively. If your team takes a lot of calls, ask us which spaces have phone booths and quiet floors.

Where in Soho should you look?

Soho is small, but each pocket has its own feel and price point.

Soho Square & the north

Leafy square near Tottenham Court Road, with larger period buildings and newer space towards Oxford Street.

Good for: agencies wanting a prestige address

Wardour & Dean Street

The spine of Soho, home to post-production studios and creative firms.

Good for: film, TV and media teams

Golden Square

A quieter, more corporate pocket on the western edge near Regent Street.

Good for: fashion, finance and client-facing firms

Charing Cross Road edge

Bigger, newer buildings by the Elizabeth line, often at slightly lower rates.

Good for: growing teams that need more desks

Who works in Soho?

Soho has been the centre of the UK's film and TV post-production industry for decades, with editing, sound and visual effects studios clustered around Wardour Street, Dean Street and Golden Square. Advertising, branding and digital agencies sit alongside them, together with record labels, talent agencies and publishers.

More recently, consumer tech firms, fashion and beauty brands and investment boutiques have moved in for the same reason the creatives came: proximity to clients, talent and each other. [Add examples of teams you've placed here, with permission.]

Getting to Soho

Few London neighbourhoods are as well connected. Tottenham Court Road, on Soho's north-east corner, is served by the Elizabeth line, Central and Northern lines, putting Heathrow, Canary Wharf and Paddington within a direct ride. Oxford Circus (Central, Victoria and Bakerloo), Piccadilly Circus (Piccadilly and Bakerloo) and Leicester Square (Piccadilly and Northern) ring the rest of the area, so nowhere in Soho is more than a few minutes' walk from the Tube.

Most streets are narrow and access by car is limited, so parking is almost never included. Cycle storage and showers are worth asking about, as older buildings often lack them.
