Why businesses rent offices in Manchester

Manchester is one of the UK's biggest office markets outside London, and its flexible space typically costs around half of what a comparable office in Central London would. Teams get a city-centre address, fast links to London and the airport, and a deep pool of graduate talent from the city's universities.

The supply is varied. Newer Grade A buildings cluster around Spinningfields and St Peter's Square, grand Victorian business centres line King Street and Cross Street, and converted warehouses and mills give the Northern Quarter and Ancoats their character. That mix means two offices at the same price can feel completely different, which is why we visit before we recommend.

Most serviced offices here are let on terms of six to twelve months, though small rooms are often available month to month. Larger teams can take a managed floor with their own branding, usually on one to three-year terms. Getting to and around Manchester

The city centre is compact, so most offices are within a short walk of a station or tram stop. Piccadilly and Victoria handle mainline trains, with direct services to London Euston in just over two hours, while Oxford Road and Deansgate serve local routes. The Bee Network's Metrolink trams run through the centre and out to Salford Quays and MediaCity.

Manchester Airport is less than 20 minutes away by train, which makes offices near Piccadilly popular with teams that travel often. If your staff drive, ask us early: on-site parking is limited in the centre and only a handful of buildings include spaces.

Manchester office FAQs

Most private offices cost between £[—] and £[—] per desk per month, all-inclusive. Spinningfields and King Street sit at the top of the range; the Northern Quarter, Ancoats and Salford are usually cheaper.

Is Manchester cheaper than London for office space?

Yes. Flexible space in Manchester typically costs around half of a comparable office in Central London. See our UK price guide for city-by-city figures.

Which area of Manchester is best for an office?

Spinningfields and King Street suit client-facing firms, the Northern Quarter and Ancoats suit creative and tech teams, and Piccadilly suits teams who commute by train.

What is the shortest contract I can get?

Some centres offer monthly rolling terms on small offices, but most prefer six or twelve months. Longer terms usually unlock a lower rate or a rent-free period.

What is included in a serviced office price?

Usually rent, business rates, service charge, furniture, cleaning, utilities, Wi-Fi and reception. Meeting rooms beyond your allowance, phone lines, parking and printing are often extra.

How quickly can I move in?

Furnished serviced offices can often be ready within a week of signing. Managed offices with a custom fit-out usually take a few months.

Do you charge for your service?

No. Operators pay us a fee when you sign, and you pay their standard rate or less. Read how we are paid for the full details.
