London is really a collection of office markets. The City of London is the traditional home of finance, insurance and law. Mayfair and the wider West End suit investment firms, family offices and luxury brands that want a prestige address. Soho is the centre of film, TV and creative agencies, and Shoreditch is London’s best-known tech and start-up district.
Start with where your team and clients travel from. A ten-minute difference in commute matters more over a year than a slightly lower desk price, and the Elizabeth line has made areas such as Tottenham Court Road, Farringdon and Liverpool Street far easier to reach from the east and west.
Flexible office space in Central London averaged around £557 per desk per month in Q3 2026 (Hubble), but the spread between areas is wide: Soho averaged about £891 and the wider West End about £644. The City and Shoreditch usually sit between the two, depending on building quality.
Larger offices cost less per desk, and committing to twelve months or more usually brings the price down. Our area pages show typical prices for each part of London so you can compare like for like.
The City of London is the Square Mile around Bank, Liverpool Street and Moorgate, home to finance, insurance and law, with a large supply of serviced offices in modern towers. Just to the north, Shoreditch is London’s best-known tech and start-up district, with converted warehouses and design-led coworking, usually at lower prices than the core City.
Soho, in the West End, is the centre of film, TV and creative agencies and one of the most expensive places to rent a desk. If you are open to anywhere central, our Central London guide covers the wider West End and Midtown, which gives you the most choice of buildings and prices.
The Elizabeth line has changed which parts of London are easy to reach. Liverpool Street, Farringdon, Tottenham Court Road, Bond Street and Paddington are now directly connected to Heathrow, Reading, Canary Wharf and Essex, which makes offices near those stations practical for teams spread across the region.
Before choosing an area, map where your team lives and check journey times at peak hours, not just the distance. Ask whether buildings have bike storage and showers, as cycling to work is common in central London and older buildings may not provide them.
Most London teams of two to fifty choose a serviced office: a private room in a staffed building, ready to move into within days, on terms from a few months. Freelancers and teams of up to about five often get better value from coworking memberships, especially if not everyone is in every day.
Teams of twenty or more who want their own entrance, layout and branding increasingly choose a managed office, which an operator designs, fits out and runs for them on a one to three-year term. If you are not sure which suits you, tell us how your team works and we will compare the options side by side.
