What affects the price of an office?

Location

The biggest factor. Central London costs far more than regional cities, and within each city the main business district costs more than fringe areas.

Building quality

New Grade A buildings with gyms, terraces and staffed receptions charge a clear premium. Central London’s high-end tier is 82% above its economical tier.

Office size

Larger offices usually cost less per desk, and operators are more willing to negotiate on them.

Contract length

Monthly rolling deals cost more. Committing to 12 months or longer often brings the rate down or adds a rent-free period.

Timing and availability

Offices that have been empty for a while, and buildings with several vacancies, are easier to negotiate on.

What’s included

Meeting room hours, parking, printing and dedicated internet can add a lot. Compare the total monthly cost, not the headline price.
